All figures are indicative and model-based — not an appraisal under § 194 BauGB, not investment, tax or legal advice and no recommendation to buy or sell. Results are based on your inputs and documented model assumptions; source and date are shown for every figure, heuristics/phases are marked as a model.
The Finance Analytics terminal — data basis & methodology
The terminal condenses the German residential real estate market into an honest picture of the situation: the price of money (ECB key interest rate), the actual financing costs (10-year mortgage rate), the loss of monetary value (inflation/HICP) and the long-term price cycle (BIS house-price index, nominal and inflation-adjusted). Every figure carries source, date and context — so that data becomes understanding, not gut feeling.
The market phase is a transparent model, not an oracle; the historical episodes in the cycle chart are researched and documented (Deutsche Bundesbank, Destatis, Interhyp, BIS). All figures are indicative and model-based and replace neither a valuation report nor individual advice.
What is the Finance Analytics terminal from Premises Fidelis?
A free market cockpit for the German residential real estate market: it bundles interest rates, inflation and the long-term house-price cycle into one picture of the situation — with source, date and context behind every figure. It answers the question “Where does the market stand today?” and points to Market Radar and Property Analysis for depth.
Where does the data come from?
Exclusively from official sources: the key interest rate, mortgage rate and inflation from the European Central Bank (ECB Data Portal), the house-price cycle from the Bank for International Settlements (BIS), local land values from the expert committees (BORIS NRW). All requests run server-side, EU-hosted and GDPR-compliant — no user IPs are passed on to the data sources.
How current are the figures?
Every metric shows its reference date. The ECB updates interest rates and inflation monthly or at key-rate decisions; the BIS house-price index is published quarterly. If a source cannot be reached, the last successfully retrieved value stays visible and is marked as such — a value is never fabricated.
Is this a property valuation or investment advice?
No. All figures are indicative and model-based — not an appraisal under § 194 BauGB, not investment, tax or legal advice and no recommendation to buy or sell. Metrics and market phases are marked as a model; they do not replace an individual assessment.
What does the displayed market phase mean?
The phase (recovery, upswing, oversupply, downturn) is a model-based classification derived from price, supply, financing and risk indicators. It is a frame of orientation, not a forecast — the strongest drivers are shown transparently.
Does using it cost anything?
No. The terminal is freely accessible, without registration and without any obligation to enter data. For personal advice on buying, selling or letting, Premises Fidelis is your point of contact.
