Step 01 · Day 1

Initial conversation & understanding.

30 to 45 minutes. You talk — we listen. What's behind the sale? What deadline is there — is there one at all? What matters more to you: speed or the highest price? Together we decide whether it's a fit.

Step 02 · Week 1

Valuation & strategy.

An on-site visit. We record substance, location and special features. A written valuation with a Sprengnetter ImmoWert report, BORIS data and comparable sales. A strategy proposal: on-market, off-market or hybrid — depending on the property and your wishes.

Step 03 · Weeks 2-3

Documents & exposé.

We gather the land register extract, energy certificate, cadastral map and declaration of division in a structured way. A professional photo set, drone shots where appropriate, professionally prepared floor plans. The exposé reads as if someone had actually seen the home.

Step 04 · Weeks 4-7

Marketing & viewings.

Listings go live on the agreed channels. Viewings in blocked slots — no individual appointments scattered across weeks. After every slot you receive feedback: who came, what was asked, and how we assess the interest.

Step 05 · Weeks 7-9

Negotiation & financing check.

We negotiate on the basis of what the buyer side can actually do and actually wants. We ask for a financing confirmation early and check the stated creditworthiness details for plausibility — before a notary appointment is booked.

Step 06 · Weeks 10-12

Notary, handover & aftercare.

Notary preparation, review of the draft contract, the notarisation appointment. A notary appointment is a milestone, not an endpoint — we accompany the transition through to the handover of keys and remain available for questions beyond that, as part of the original mandate.

In quieter locations, usually six to ten weeks from the start of marketing.

Often shorter in highly sought-after districts, longer for more complex properties. We give you an honest estimate upfront — and adjust it when the data demands it.

What we actually see in
Düsseldorf sales in 2026.

Düsseldorf in 2026 is a market of two speeds. In Oberkassel, Kaiserswerth and Carlstadt things move fast — well-prepared properties with a realistic price are often at the notary within four to six weeks. In the denser districts around the main station, in Bilk or in Reisholz, it usually takes longer, and the price more often has to move honestly downwards before anyone buys.

What has changed noticeably compared with 2024: buyers look more closely. Energy certificate, service charge trend, renovation backlog in windows and heating — these questions come up at the second viewing today, not only at the notary. Address them honestly in the exposé and you avoid negotiation erosion at the end.

And what many owners underestimate: it is usually not the price that makes buyers walk away — it is the uncertainty of whether a surprise is still coming after the notary. Sellers who structure the contract and the handover so clearly that this question never arises often achieve the faster closing at the better price.
